The warning signs of a bad SEO agency, and the questions that separate real specialists from the rest.

Short answer: a legitimate SEO agency explains exactly what work it will do, shows you results in your own Google Search Console and Analytics, lets you own your website and accounts, and never guarantees a number-one ranking. The biggest red flags are guaranteed rankings, secret methods, cheap “backlink packages”, reports you can’t verify, and contracts that lock up your website.
10 Red Flags of an SEO Agency to Avoid
- They guarantee #1 on Google. Google controls its rankings and says no one can guarantee them. A promise like this is a sales line, not a plan.
- They won’t say what they will actually do. “Secret sauce” or “proprietary methods” usually hide either no work or risky tactics.
- They sell “1,000 backlinks” packages. Bulk, cheap links from spam sites break Google’s spam policies and can get your site demoted.
- Reports only show rankings for odd keywords. Ranking first for a phrase nobody searches means nothing. Ask for traffic, enquiries and the searches customers actually use.
- They won’t give you access to your own data. Your Google Search Console, Analytics and Google Business Profile should be in your name, with the agency added as a user.
- They register your domain or website in their name. If you part ways, you can lose your website. You should own your domain, hosting and content.
- Results in two weeks, guaranteed. Real SEO for competitive searches usually takes three to six months. Very fast “results” often come from tactics that don’t last.
- No questions about your business. A good agency asks who your customers are, what they search, which services make money and which cities you serve before quoting.
- Long contracts with no exit. A short minimum term is normal because SEO takes time to measure, but a year locked in with no way out is a warning sign.
- Their own website doesn’t rank. Search for their services in their own city. If they can’t rank themselves, ask why they can rank you.
7 Questions to Ask Before You Hire
- What exactly will you do each month, and what will I receive?
- How will you measure success, and can I see it in my own Search Console?
- How do you get links and mentions for clients?
- Who owns the content, accounts and website if we stop working together?
- Can I speak to a current client or see a real case study?
- How do you handle AI search, such as Google AI Overviews and ChatGPT?
- What is the minimum term, and how do I cancel?
What Good SEO Work and Reporting Look Like
- A clear monthly scope: for example, a number of new articles, pages improved and technical fixes.
- Reports you can check: clicks, impressions and enquiries from your own Google tools, not screenshots you can’t verify.
- Honest timelines: quick technical wins first, with ranking growth over months.
- Your ownership: everything built is yours to keep.

Frequently Asked Questions
Can any SEO agency guarantee results?
No agency can guarantee rankings or AI mentions, because Google and AI companies control their results. A good agency guarantees the work: the deliverables, the fixes and honest reporting.
Is cheap SEO always bad?
Not always, but very cheap SEO often means automated links, copied content or no real work. Ask exactly what is done each month and compare that, not just the price.
My previous agency built bad links. What now?
Check Search Console for a manual action. If there is none, Google usually ignores spam links, so focus on building real content and genuine mentions. If there is one, a clean-up and reconsideration request are needed.
Should I hire an SEO agency or a freelance SEO specialist?
Either can work. The same red flags apply to both. Agencies usually cover more skills, such as content, development and technical SEO, while freelancers can be more affordable for smaller scopes.
